Pest Help for Town 'n' Country and Its First-Generation Subdivision Homes

Town 'n' Country began in 1958 on a 525-acre dairy farm and became one of Tampa's first suburban communities. Its original houses are now roughly 50 to 70 years old and stand on ground with a listed elevation of only about 10 feet.

Town 'n' Country

Town 'n' Country is a census-designated place in western Hillsborough County, about 12 miles northwest of downtown Tampa, with 85,951 residents in the 2020 census. Before the 1950s the area was mostly natural land and cattle farms. The LaMonte-Shimberg Corporation bought a dairy farm near Hillsborough Avenue and Memorial Highway in 1958 and, over the next twenty years, built nearly 8,000 single-family homes and townhouses across more than 2,000 acres reaching north of Waters Avenue.

The land is low and wet. The Rocky Creek section lies about three feet above sea level, and more than 8 percent of the census area is water. A bike path ties the community to the Courtney Campbell Causeway over Old Tampa Bay. Aging houses, the soil under them and the mangrove-fringed wetlands around the bay each bring a different pest.

Pests in Town 'n' Country

Formosan subterranean termites

Among the termite samples the University of Florida has mapped around Town 'n' Country, the Formosan subterranean termite is the species that shows up most. Its colonies live underground by the million and will also hollow the heartwood of living trees. Inside a wall they leave galleries smeared with soil and a papery material called carton. Swarmers fly on still evenings from April to late June and crowd porch lights.

American cockroaches

Periplaneta americana is the largest of Florida's common house-invading roaches, about an inch and a half long, with a reddish brown body and a yellowish margin on the shield behind its head. Sewers and drainage systems are its stronghold; UF/IFAS cites more than 5,000 found in a single manhole. It travels indoors along plumbing, especially after heavy rain. Screen sewer vents and outside drain openings, caulk around pipe penetrations and repair leaks.

Salt marsh and container mosquitoes

Hillsborough County spreads larvicide by aircraft over its coastal marshes, where black salt marsh mosquitoes hatch in great numbers once tides or rain cover their eggs. The container-breeding Aedes aegypti is the closer threat. On September 25, 2026, during a dengue outbreak, county helicopters treated Town 'n' Country between Linebaugh Avenue and Memorial Highway because mosquito traps were showing dengue virus activity in local mosquito populations.

No-see-ums and midges

Two tiny flies get confused here. No-see-ums are biting midges whose larvae grow in marsh and mangrove mud; they feed at dusk and dawn and, near the coast, in daylight. Aquatic midges resemble mosquitoes and gather in big evening mating swarms near ponds and lakes but cannot bite, and the county notes their wings are shorter than their bodies. Repellent helps against the first kind; the second calls only for patience.

Roof rats

UF/IFAS calls this species the chief pest rat of Florida's suburbs and says it often goes unnoticed while nesting in attics, soffits and hollow walls. It carries salmonella, leptospirosis and murine typhus and chews electrical wiring. Listen for movement overhead at night, check for droppings and dark rub marks where rats travel, and keep tree limbs from hanging over the roof.

The pest year in Town 'n' Country

  1. March to June: termite swarms

Most Florida termite flights fall in these four months. Formosan swarmers appear after sunset, peaking in May, and leave piles of shed wings under lights and along window tracks. Species matters, because soil treatments, baits and fumigation each work on different termites.

  2. June to September: storms and mosquitoes

The county treats by ground and by air when trap counts or disease reports call for it and posts planned and recent treatments on a public map. Heavy rain also drives American cockroaches up from flooded drains, so confirm that drain covers and sewer vent screens are intact.

  3. October to February: cooler and drier

With the rains over, it is a good time to reseal pipe penetrations, replace worn weather stripping and clean gutters so water drains away from the slab. Native eastern subterranean termites begin swarming on warm afternoons in January, earlier than the Formosan flights.

What 1958 to 1978 construction means for pests in Town 'n' Country

A house from this era has had decades to open up. UF/IFAS cockroach guidance reads like a checklist for older homes: keep window and soffit screens in repair, seal gaps around door and window frames and where plumbing and wiring pass through walls, add weather stripping, and screen attic vents. In townhouses, roaches migrate between units through shared plumbing walls, so those openings matter most.

Low ground adds a moisture problem. University of Florida termite guidance says water should run away from the structure, air-conditioner drain lines should discharge away from the house, and gutters should carry roof water clear of the foundation. We check those items along with the slab edge and attic, then treat with eco-friendly products where activity is found.

Town 'n' Country pest questions

Why do large roaches come out of the drains in Town 'n' Country?

Because the American cockroach lives in sewers and drainage systems and follows plumbing into buildings. UF/IFAS notes that house infestations are uncommon but can follow heavy rain, which is frequent here from June through September. Screen or seal large openings around drain lines and sewer vents, fix dripping pipes, and deal with those entry points instead of spraying whole rooms.

Are the bugs swarming near Town 'n' Country ponds mosquitoes?

Often they are midges. Hillsborough County explains that midges look like mosquitoes and form large mating swarms in the evening near lakes and ponds, but their mouthparts do not work and they cannot bite people or animals. The county says source reduction is the best control, although natural ponds and lakes are hard to treat.

Does Hillsborough County spray Town 'n' Country for mosquitoes?

Yes, when monitoring calls for it. Hillsborough County Mosquito Management Services treats by ground and by air when mosquito numbers threaten public health or disease has been reported, as it did here in September 2026. Residents can view planned and completed treatments on the county's spraying map and sign up for email notice before most nighttime applications.
