Termites are more aggressive near the coast too, since the high water table under canal front lots keeps the soil moist enough that subterranean colonies can move through it easily. Homes right along the Broadwalk deal with a different kind of humidity altogether, salt heavy sea air that keeps wood and stucco damp longer than an inland house, which is exactly the environment moths, spiders and fleas prefer.
