Natural desert vegetation is preserved on most of these parcels, which is beautiful and which also brings the desert to the doorstep.


The Foothills sit directly against the Santa Catalinas and the pest list is as desert as it gets in an established residential area. Bark scorpions and Arizona giant hairy scorpions shelter in the boulder fields and rock walls that define these lots. Desert recluse and black widow spiders, giant desert centipedes and tarantulas are common. Pack rats nest in vehicles, pool equipment and dense native landscaping. Africanized honey bees establish in wall voids and water boxes, and javelina, coatis and rattlesnakes are routine sightings here.
These are custom homes on natural desert lots, which means no two inspections are alike and a package plan does not fit any of them. Rock outcrops, boulder retaining walls, multi-level construction stepped into a slope, detached casitas and long stretches of view fence all create harborage and entry points that a standard tract-home checklist would never look for. We inspect the full envelope, including deck undersides, upper level penetrations and the outbuildings, before proposing anything, and we tell you where the actual pressure is coming from.
Because native vegetation is preserved right up to most foundations here, the treatable zone is narrow and the harborage is permanent. We do not pretend we can treat a hillside. What we can do is break the connection between the rock and the structure, seal the weep holes, stucco stops and roof tile ends, and treat the immediate ground line and the decorative granite band where scorpions actually spend daylight hours. Night verification with a black light is standard, since on a boulder lot a daytime inspection is close to meaningless.
