New Builds in Buckeye Arrive With Gaps

Buckeye is mostly new construction dropped into working farmland and open desert, and the pest list comes from both. New construction is not sealed construction and Buckeye proves it every week. A house finished two years ago routinely has open gaps at the weep screed, unsealed utility and low-voltage penetrations, garage door corner seals that never seated, and S-tile roof ends left open at the eave. Every one of those is a scorpion or rodent entry, and none of them are covered by a warranty complaint. Our first visit on a Buckeye property is an exclusion inspection, not a spray, because sealing those openings is what actually changes the outcome. We use non-penetrating methods on new roofs so nothing we do creates a warranty problem.
The surrounding land does the rest. Buckeye still has active farmland and irrigation on several sides, and irrigated ground with a feed source supports rodent populations that a subdivision does not. When a field is harvested or a parcel goes under construction, those animals move, and they move toward the nearest structure. We set the exterior line on the boundary between the neighborhood and the field rather than at each house, and we step up service around harvest. It is the difference between managing the source and chasing the symptom.
